But renovating houses has always been something I genuinely enjoy.
When the opportunity to purchase 707 Farmstead Way in Josephine, Texas came along, it felt like the perfect project to jump back into.
I didn't find this home through an expensive marketing campaign, the homeowner actually found me.
After searching Google for someone who buys homes, they came across my website and reached out directly. After walking the property and discussing their goals, we were able to put together a deal that worked well for everyone. It's a great reminder of why I've invested so much into my website over the years—you never know who may be looking for a solution.
Unlike many investment properties that require a complete gut renovation, Farmstead was already a solid home with great bones. The goal wasn't to completely transform it, but to refresh it and make it move-in ready for the next family.
The renovation included fresh interior paint throughout, new landscaping and flower beds, fence repairs, a deep professional cleaning, HVAC repairs, roof repairs, smoke detectors, new thresholds, general maintenance items, and new carpet throughout all of the bedrooms and bedroom closets.
After completing the renovations, the home was listed for sale immediately, by yours truly of course lol. Just 27 days later, it went under contract for $254,000, $5,000 over the asking price. Seeing the home come full circle and attract strong buyer interest reaffirmed why I love this side of real estate.
Farmstead marked my return to house flipping after more than five years away, and it reminded me how much I enjoy taking on projects like this. In fact, before Farmstead even closed, I was already under contract on my next investment property and looking forward to bringing another home back to life. I get to work side by side with my wife, using her as my interior designer on that one!
